Another round of construction is in the pipeline for the Silicon Roundabout area of London, which is the capital’s rapidly growing centre for technology firms and digital start-ups.

The next project planned for the region will see a 1960s office block transformed from its existing state into a high-grade office development in a multimillion pound overhaul.

Located close to Old Street underground station, which helps to service the capital’s burgeoning rival to Silicon Valley, it is hoped that its prime spot will prove a draw.

Maple House will see a complete refurbishment; from top to bottom and inside out.

When finished, it will offer around 70,000 square feet of prime, Category A, office space. The site, on City Road, will also see an extra storey added to create additional office flooring office flooring for this fast-populating part of London. The building will also be extended at the north elevation.

Together with the addition of a fourth floor, the developers expect not just more space from the project but a greater prominence, which it hopes will attract key firms to the site.

It will be a challenging project. As with most of the prime real estate in London, the work will be conducted in a tight space, with the scheme’s cost having been valued at around £12m.

The developer, Helical Bar, is hoping that the site will be fully complete and ready to be tenanted by clients seeking suitable high-grade office space in time for the summer of next year.
